Building Double Wide Modulars

Finishing a double wide modular home is the least expensive and the fastest type of home to complete on sight. The home will be delivered to the site with the siding installed on the front and rear side of the home. These homes can often be completed with two weeks of being set on the foundation with the right sub contractors.

Low Cost Construction and Finishes

Foundation - The Foundation is rectangular with only four corners or points. This is the least expensive type of foundation to install. Using precast concrete foundation systems with preinstalled insulation will also expedite turning the foundation into usable space.

Set Costs - Only two modules will be installed on the foundation which can take as little as three hours. Crane and set crew costs are nominal due to the simplicity.

Exterior Finishes - When the modules are delivered to your home site, the siding , shutters and decorative trim will be installed on the front and the rear side of the home. The only exterior finishes will be siding on the gable walls of the home.

Electrical Connections - The electrical wires from only one modules will need to be connected to the panel box.

Plumbing Connections - Connection water and sewer lines is completed in the foundation space. In addition to the plumbing the water heater will need to be installed. All of the plumbing work can be completed in the foundation.

Heating and Air Conditioning - The heating and air conditioning system of the home can be located in the basement. All of the duct work is located in the homes basement attached to the underside of the ceiling.

Interior Button Up - The last stage of buttoning up a modular ranch will include installing doors, touching up trim and seaming carpet together on areas where the carpeting crosses the marriage wall.

Garage doors can be located on the front of the side of the home. Garage doors will need to be provided and installed on site.

Attached Garages

Depending on the length of the home, the factory can build an attached garage to your ranch. Your garage can be finished with drywall and insulation which is the best value overall and requires little to no finish work on site compared to building an attached garage on site.

Double Fold Down Module Extension

A double fold down module extension provides dimension to the gable end of a modular home. This is an extremely popular option for modular homes built on narrow lots. It is also very easy to add a porch to one side of the home.

Reverse Gables

Installing a reverse gable to the front module of the home add dimension to the home enhancing curb appeal. Not at all a functional embellishment, however the curb appeal will improve the modular homes resale value.

Two Box Modular Ranch

Two modules are placed together on the foundation creating the ranch home. Extremely simple in design and finishes.

Modular Ranch with Raised Heel Porch

The center section of the raised heel porch is delivered to the site a building panels. The sections are then placed on the front and rear modules by the set crew and dried in with shingles

The shed roof porch is delivered to the site as building panels and is installed on site by the set crew. Shingles are laid of the modules to accomodate the porch. The shed porch extends gable wall to gable wall.

Modular Ranch with Reverse Gable Porch

The reverse gable porch adds dimension to the front of the ranch home. The porch roof panels are delivered with the modular home and then put into place and finished by the set crew.

These two module homes are the simplest and least expensive prefab to finish once placed on the foundation. These homes often appear as double wide manufactured homes due to the extreme simplicity of the two box layout.

Front Porch

To enhance the home's appearance many people install a porch to the front of their ranches. The three primary types of porches include an extended reverse gable, a shed roof and a raised heel. The modular home factory will ship loose all of the components and materials required for the set crew to install the porch roof into place.
