Modular Home Factory Pricing

The price of your modular home will include: engineering costs; module construction; sales and use taxes; delivery and the price to set the home.

Engineering Costs

If you have selected a standard modular plan or have decided to design a custom home, you will be charged for engineering fees. These fees include preliminary drawing, permit sets, working drawings and a proposed foundation plan.

Preliminary Drawings
 
These are the first drawings to be completed to generate the construction costs for your home. This is a base price on the home and rarely includes upgrade and option costs.
 
Preliminary drawings progress from the initial design to the final design which will become the permit sets for the home. As your design changes and options and upgrades are selected, the price of your modular home will change accordingly.
 
Once you have signed off on the preliminary drawings the engineering department will create permit sets and a proposed foundation plan for your home.
 
Permit Sets
 
The permit sets for your modular home is what is required to pull permits from your local building department. These prints will be stamped by a third party to insure that the home is to be built to your local requirements. Your builder or dealer will need to inform the modular home factory of any additional local cod requirements before the preliminary drawings are generated into the permit sets. The stamped permit sets include what the modular home factory will provide at time of transportation.
 
Proposed Foundation Drawings
 
Included with the permit set will be proposed foundation drawing. These drawing will show the dimensions of the home and the point loads for a local engineering department to create stamped foundation permits for your home. Stamped foundation drawings are not included in the price of a modular home.
 
Working Drawings
 
The working drawings are used to construct the modules in the factory. You will receive the working drawings when the home is delivered.
 

Construction of the Boxes or Modules Price

The construction costs include the modules and any ship loose items the factory will deliver with the house. Determining the price of the home is a process which follows the design and selection of options for your modular home. The box price includes:

Floors, Walls, Ceilings and Roofs
All of the structural elements of the home will be listed on the price quote. The specs will also be listed including the size, dimensions, on center framing, insulation, exterior sheathing and interior wall finish.
 
Exterior Window and Doors
 
All of the windows and exterior doors will be included in the price. The price for windows and doors includes headers, interior and exterior framing and the window and doors.
 
Exterior Finishes
 
The exterior finishes in the price sheet include every thing the factory will install and ship loose. This includes shingles, siding, exterior trim and any additional exterior finishes for the home the factory will provide.
 
Interior Finishes
 
The interior finishes of the home include trim, flooring, interior doors, lock sets, interior wall finish and etc. All of these items will be installed or noted as installed by other on site in the engineered drawings.
 
Kitchens and Bathrooms
 
The installation of your kitchen and bathrooms are included in the price of your modular home. This includes cabinets, plumbing fixtures, lighting, exhaust fans, countertops, mirrors and etc.
 
Lighting and Electrical
 
Both interior and exterior lighting is included in the price of your modular home. This also includes electrical receptacles, panel box, television cable, telephone jacks and any special wire you have ordered for the house.
 

The price sheet you sign off on will will tell you everything that is to be provided by the factory either installed or shipped loose. This price will fluctuate up and down as you make design changes, select options and upgrades. When you sign off on the final preliminary drawings your invoice will be processed for a final manufacturer price.

Transportation Pricing

Transporting the modules to the building site is also included in the price of your modular home. This price will vary depending on the distance to the building site from the manufacturer. The transportation costs include special permits for oversized loads, flag cars and police escorts and the deliver of the modules to your building site or staging area. Transportation costs will include any required escorts to deliver the home.

Taxes - Sales and Use

Purchasing a modular home is no different than building a site built home when it comes to sales tax. You will only pay sales tax on the materials on the modular home. This is the same for a builder who purchases materials from a local lumber yard. You are only taxed on material purchases.
