The first thing to understand when designing a modular home is that the factory will always charge you for engineered drawings for the home. This is true if you pick a standard floor plan, modify a standard plan or design a custom floor plan. Typical prices for modular home design fees is usually less than two thousand dollars. These fees will be charged regardless if you order a standard floor plan with no changes to a one of a kind custom floor plan. The design fees include preliminary drawings, permit sets and working drawings for the factory to build the home. The cost of the permit sets includes any stamps required for third party approval for your modular home to be presented to the local building codes office. The factory will provide stamped drawings for the components that they will supply with the home. This includes ship loose items such as panelized garage packages, roof porches and any other materials provided by the factory. The factory only supplies drawings to the items you purchase from the factory. When you receive your stamped drawings for you modular home, you will receive a proposed foundation plan.
